RULES
AND REGULATIONS
We want your vacation to be carefree & memorable…please
be sure to read over these terms & conditions and
make sure that everyone in your party is aware of the
rules.
We accept reservations by phone from 9 AM until 5 PM Monday
through Saturday. You can make online reservations 24 hours
a day!
ADDITIONAL CHARGES – Designate one person in your party
to be responsible for all payments and correspondence regarding
your reservation. After we book the property for you, we will
mail you a lease agreement confirming your reservation. You’ll
need to return a signed copy of the lease, along with
an advance rent payment specified on the lease (first
payments
are roughly
half of the total amount.) The signed lease and first
payment must be returned to us within twelve days of
booking or
the reservation may be automatically cancelled without
notice.
Total payment is due before check-in. Please read your
entire packet, as it includes a thorough explanation
of the following
charges:
7.75% State Tax
6% Occupancy Tax
$46.73 processing fee (which covers tenant services and administrative
costs);
either a $300 refundable damage security deposit or a $45 nonrefundable
Security Deposit Protector insurance plan.
We also offer trip insurance from Travel Guard® International,
which totals 6.9% of the rent and will reimburse you with 90%
of the cost if a medical emergency, death in the family, or natural disaster
occurs. We accept checks, money orders, Visa and Master Card.
Please mark your calendar, as we do not send out separate billing
for the final payment. Final payment must be made no later
than 30 days prior to your arrival. Payments made after this
30 day deadline must be made by either credit card, a cashier’s
check, certified check or money order. NO PERSONAL
CHECKS WILL BE ACCEPTED AFTER THIS 30 DAY DEADLINE.
Checks should
be made
payable to JENKINS RENTALS, INC. Please call us to
reconfirm your reservation and let us know that your
money is in
the mail.
LIABILITY FOR DAMAGES - Aside from normal wear and tear, you
will be responsible to pay the owner for any damages to the
property or its contents during your vacation residency. The
person in whose name the cottage is reserved will be held responsible
for all occupants complying with rental policies, procedures
and restrictions.
LONG DISTANCE PHONE CALLS - Telephones are included in some
vacation homes for your convenience. Local calls are free of
charge, but all long distance calls must be charged to your
home phone, a credit card or called collect. PLEASE DO NOT
CHARGE ANY CALLS TO THE OWNER.
ENTRY- From time to time, it may be necessary for us to enter
the vacation home during reasonable hours for any purpose connected
with the repair, care or management of the property. We will
make every effort possible to notify you before maintenance
enters.
OWNER’S CLOSET- Any locked closets are reserved for the
storage of the owner’s private property. THESE
AREAS ARE ABSOLUTELY NOT INCLUDED IN THIS RENTAL.
CLEANING - The maid service charge provides one general clean-up
(which is included in the rental fee). However, tenants are
expected to wash and put away dishes, and not leave a mess.
We are not responsible for personal items left in the house.
We will charge a $10 fee to retrieve and ship items left. One
garbage bag can be left inside the property at check-out. Excess
garbage needs to be taken to the county dumpster site; each
bag left will incur a removal fee.
WHAT TO BRING - All units are furnished for normal housekeeping
with dishes, silverware, glassware, bedspreads, pillows, and
blankets. You need to provide your own bed and bath linens,
toiletries, dish and laundry detergent.
RENTAL CAPACITY - Please check the number of people each unit
sleeps as detailed in the unit description. This represents
the maximum number of people, including children allowed to
stay in the house. FAMILIES ONLY.
PETS - Pets are allowed in some properties as indicated by
the lease agreement. There is a $60 non-refundable pet fee. If you opt for the $300 deposit, the deposit will be returned within 30 days of departure,
providing no damages have occurred during your stay.
CANCELLATIONS - If you must cancel your reservation, please
contact us immediately. If you cancel and the unit is re-rented
for the full amount, you will be refunded your rental amount
(plus any pet fee) within three weeks of receiving payment
on the new replacement reservation. The processing fee and
trip insurance are not refundable. If the unit is not re-rented,
you will be responsible for the entire rental amount. There
is a cancellation fee of $50.00.
SUBSTITUTION - We reserve the right to substitute accommodations
if circumstances require. All efforts will be made to place
you and your party into a comparable property.
CHECK-IN – Check-in is from 2:00 PM to 5:00 PM,
Monday through Saturday. Early check-ins will not be
honored under
any circumstances. If you will be checking in after
hours or on Sunday, we will automatically place your
check-in
envelope outside with a map and key. Please call to
reconfirm your
arrival
and reservation.
CHECK-OUT- Tenants must vacate rental units on the last day
of tenancy before 11:00 am. Keys should be returned to the
rental office and your unit should be left as you found it.
CHECK-OUT IS NO LATER THAN 11:00 AM. If a security deposit
has been paid it will be refunded thirty (30) days after departure
dependant on inspection.
INTEREST BEARING ACCOUNT- All deposits, prepaid rents and rental
balances will be placed in an interest bearing escrow account.
Tenant agrees and understands and understands that the interest
earned on these funds will accrue to the benefit of Jenkins
Realtors, Inc.
BAD WEATHER & OTHER NUISANCES - As you plan your
trip to the mountains, please remember we do get rain,
snow
and some
foggy days and occasional inconveniences which are
out of our control. Winter weather in the Blue Ridge
Mountains
can
occur
from November through April. The majority of our homes
are accessed by mountain roads, which will be icy in
winter weather.
For the safety of you and your party, please be prepared
to drive in snow and ice. This means 4-wheel drive,
good tires,
and chains. It is your responsibility to be prepared
for hazardous road conditions. There will be NO refunds,
allowances,
or date
changes resulting from your negligence in this matter.
Please be patient if you encounter any inconvenience.
We will be as responsible as possible, and will certainly
try to remedy
those things which are in our control. Samples of inconveniences
which are not in our control, and which do not warrant
any refund of rental monies include: breakdown of TVs, VCRs, hot tubs or other appliances;
construction taking place in the area;
a home which is not decorated or accommodated to your
personal taste;
bad weather (if your vacation is during the winter months,
please come prepared to drive in the snow and ice to
reach your
unit).
